About 1 in 5 is detached
Out of about 30,500 housing units in the 2020 to 2024 American Community Survey, 6,171 are single-family detached houses, or 20.2%.
Sterling Roofers works on Reston roofs of every kind, from a detached house off Hunter Mill Road to a townhouse row or a condo building. Reston has no city hall, and roofing here involves more than one rulebook, so this page starts with the question that decides the job: what kind of home is under the roof?
Where to begin
A leak around a chimney, a run of lifted shingles after wind, a vent boot that has split: these are the repair calls, and the aim is to find where water gets in before anyone quotes a patch. Our roof repair page explains how that search works.
When several areas fail together, a full roof replacement is usually the cleaner answer: old covering off, deck checked, flashing and ventilation renewed, debris hauled away, all in one written scope. If you simply want facts first, a roof inspection comes before any decision. Most Reston homes carry asphalt shingles, and the materials guide compares the alternatives.
Browse every roofing service if your roof is a flat porch or a small addition rather than a pitched main roof.

Housing mix
The Census Bureau counts housing units, not roofs, but the split explains why Reston jobs differ from a typical suburb.
Out of about 30,500 housing units in the 2020 to 2024 American Community Survey, 6,171 are single-family detached houses, or 20.2%.
Attached homes number 9,091, close to 30% of the total. Shared walls and rows of matching rooflines shape how a job is staged.
They hold 14,286 units, near 47%. For a condo owner, the board usually decides roofing, not the individual unit.
Median build year across Reston is 1984, and roughly 41% of units predate 1980. Census data does not record roof age, so a home that age tells you only that its original roof may already have been replaced once. Check your own roof rather than assuming.
Permits and approvals
Reston is an unincorporated community inside Fairfax County, so there is no town building office. Several separate bodies can have a say, and they answer different questions.
Fairfax County Land Development Services applies the building code here. On its published list, a straight shingle replacement is exempt, but roof repairs and chimney repairs show up as permit work.
Reston Association is a covenant and amenity body, not a permit office. Its design application includes roofing questions covering brand, style, material and elevation photos.
The county also exempts replacing under 256 square feet of roof plywood, except where the plywood must be fire rated, as on townhouses. Whether a given decking repair crosses that line is the building official's call, so the written scope for a townhouse should say what was confirmed and with whom. Land Development Services answers questions at 703-222-0801. Reston Association Covenants staff, at 703-435-6530, can tell you if a matching-color shingle swap needs a design application.
| Your situation | Ask first |
|---|---|
| Detached house, shingle swap | Reston Association Covenants staff about color and style, and the county if any decking is involved |
| Townhouse with sheathing repairs | Land Development Services, because fire-rated plywood is excluded from the small exemption |
| Chimney or leak repair | Land Development Services, since both appear on the permit list |
| Condo building | Your condo board first, then the county for the building scope |
| Town Center or Lake Anne Village Center | The Town Center design review board, or the county heritage contact, before any design choice |

Special districts
They can. The Town Center runs a separate association with a design review board covering exterior modifications inside the district. Ask the board whether a roof is covered before ordering anything. Lake Anne Village Center, built in the 1960s around its plaza, is a Fairfax County historic overlay district, and a call to the county heritage contact at 703-324-1380 should come before choosing materials or colors.
Outside those two areas, cluster and condo associations add their own standards. Reston Association's own materials show approvals that tie roofing to the existing house, so a matching color and profile is the safe starting point. Neighboring communities have pages too: Herndon, Oakton, Great Falls and Vienna.
Planning a job
The steps are the same on every roof, with paperwork you can ask for along the way.
Describe what you see and what kind of home it is. Fifteen minutes, no charge.
A scheduled look at the roof, with notes on what can and cannot be seen from outside.
Repair area or full system, deck allowance, flashing, ventilation, haul-away and exclusions.
County questions and association steps are sorted out before materials are ordered.
Carried out to the scope, with the paperwork matching what went on the roof.
Weather and trees
On April 19, 2019, a National Weather Service confirmed EF0 tornado with peak winds near 70 mph crossed Reston along a path of about four miles. The storm sent a tree into a Quietree Drive townhouse, and shingles and fences took damage by Town Harbor Drive. No injuries were reported. In June 2012, a derecho gusted to 71 mph at Dulles.
Reston Association looks after over 1,300 acres of open space with about 800 acres of woodland, so mature trees reach over many roofs. After wind, look for lifted shingles and limbs resting on the roof, and phone the electric utility before anyone goes near a downed line. Our storm damage roofing page and roof insurance claim help cover the next steps.

“When some parts of my roof was damaged last winter, I had called another company. They said they would come by and email an estimate to me within a week. I waited for two weeks and never heard back.”
FAQ
No. Reston is an unincorporated community in Fairfax County, so permits are issued by the county's Land Development Services office, 703-222-0801. Reston Association is a covenant body that reviews exterior changes, not a permit office.
Often, yes. The county's exemption for replacing a small amount of roof plywood does not apply where the plywood must be fire rated, such as on townhomes. Ask the county before any sheathing work and keep the answer in the written scope.
Most exterior changes go through its Design Review Board or staff, and the application has a roofing part. If the new shingles match the old, ask Covenants staff (703-435-6530) whether an application is still required, before materials are ordered.
The checklist asks for a color photo showing manufacturer, style and material, the type of shingle such as three-tab or architectural, any gutter changes, plus pictures of every elevation. Neighbor acknowledgement is part of the packet.
The condo association usually controls the building roof, and its rules are separate from Reston Association's. Start with your board or management company, then confirm the county side for the building scope.
It sits in a Fairfax County historic overlay district. Roof work on buildings there calls for contact with the county heritage resources office before design or color decisions. The overlay covers the village center, not every cluster near the lake.
Not for design review. A separate Town Center association and board handle it. Ask the board directly whether a roof is covered before work begins.
When you cannot tell whether a leak is one flashing joint or a sign of wider wear. A visit records what is visible and flags what is not, which helps you choose between a repair and a replacement.
