What we do here

Roof repair and replacement for Falls Church homes

People searching for roofers in Falls Church usually have one of two problems. Either water is getting in somewhere, or the roof has reached the point where patching no longer makes sense.

A leak call is about tracing the water back to its source, which is often a chimney surround, a plumbing vent boot or a valley rather than the spot where the ceiling stains. That work is described on our roof repair page. When the covering is worn across the whole slope, the roof replacement page explains how a full tear-off, deck check and new flashing are written up.

Falls Church also has a lot of multi-family buildings, so not every call is a detached house. Flat and low-slope sections are covered under commercial and flat roofing, and the full list of roofing services shows where each type of job fits.

City or county

Is my Falls Church address in the City or in Fairfax County?

The mailing city and the permit office are not always the same thing.

Inside the City of Falls Church

The City became an independent city in 1948 and covers about 2 square miles. Its Department of Code Administration, at City Hall on Park Avenue, issues building permits and handles zoning. Fairfax County has no role there.

Falls Church addresses in Fairfax County

Seven Corners, Bailey's Crossroads, Idylwood, West Falls Church, Lake Barcroft and Pimmit Hills are unincorporated Fairfax County. Land Development Services handles permits for those parcels.

The City's own Address Finder warns that not all Falls Church mailing addresses are inside the City. It says most addresses numbered 1400 and above are outside, and that addresses on Leesburg Pike, Arlington Boulevard, Lee Highway and the Route 7, 50 and 29 corridors are likely outside as well. There are exceptions, so the safest move is to call Code Administration at 703-248-5080 with your street address before you plan anything.

Permits and approvals

What roof work needs a permit in Falls Church?

The answer depends on the office, and on whether the job is a re-cover or structural work.

City guidance

The City's permit pages say a single-family owner can replace a roof without a permit, as long as rafters or a major portion of the decking are not being replaced. They add that anything involving framing needs a permit. Those pages are written for single-family dwellings.

County guidance

For parcels outside the City, county guidance lists replacement of roof shingles as work that does not need a building permit. It lists roof repairs, chimney repairs and solar panels as permit items. Replacing less than 256 square feet, or 9 boards, of roof plywood is exempt unless fire rating is required, as on townhomes.

None of this is a blanket rule, so your scope is confirmed with the right office before the job begins. For a wider comparison, see service areas by jurisdiction.

Historic review

Does the City's historic district affect a re-roof?

The City's historic district is a zoning overlay that covers the whole City, which surprises many owners. Its Historic Architectural Review Board reviews applications to demolish or move protected structures. For alterations to historic structures, the board makes recommendations only. The City defines historic structures as those built as residences during or before 1910, along with any others the ordinance protects.

If your house is an early one, ask Code Administration whether the board has any say in a re-roof before you order. Outside the City, Fairfax County's historic overlay districts, such as Hollin Hills and Lake Anne Village Center, do not include a Falls Church address area. If you live in a townhouse community or a condominium, check with the association too, because its approval is separate from any government permit. See roofing materials compared before you choose.

The housing stock

What kinds of buildings sit under Falls Church roofs?

Census data describes the buildings. It does not record roof age or material.

Half built before 1970

In the City, 48.9% of 6,585 housing units predate 1970, with a median build year of 1971, per Census Bureau 2020 to 2024 estimates.

Not a houses-only market

Detached houses are 36.5% of City units and townhouses 9.7%, while 37.8% sit in buildings of 50 or more units.

County areas lean to houses

West Falls Church, Lake Barcroft and Pimmit Hills are 60% to 74% detached, with median build years from 1961 to 1965.

Several City neighborhoods have their own character. Greenway Downs dates to 1941 and is mostly single-family. Cherry Hill Townhomes were built in 1978 and 1979, and Whittier Park is mostly townhomes. Winter Hill, built in 1949, is condominiums and apartments. Townhouse roofs are the group where the fire-rated decking point can matter, so mention your building type on the first call.

Storms and trees

What do storms mean for Falls Church roofs?

On June 12, 2026, severe thunderstorm warnings carried gusts up to 70 mph, and more than 21,200 Dominion customers in Fairfax County lost power. Falls Church was listed in the storm's path, and the West Falls Church area was among those affected. In the September 2026 overnight storm, a tree blocked Annandale Road at Graham Road in West Falls Church. Those reports cover outages and fallen trees, not damaged roofs.

The City's tree canopy has been put at about 48%, according to the mayor's March 2025 newsletter. Limbs over a roof are worth checking after high wind. For county addresses, Fairfax County's design criteria list a 25 psf ground snow load and a 115 mph ultimate wind speed. Those are county values and do not apply to the City, so ask for fastening details in any written scope. After a storm, see storm damage roofing and roof insurance claim help.

“When some parts of my roof was damaged last winter, I had called another company. They said they would come by and email an estimate to me within a week. I waited for two weeks and never heard back.”

FAQ

Falls Church roofing questions

My mailing address says Falls Church. Does the City of Falls Church handle my roof permit?

Only if the parcel is inside the City. Seven Corners, Bailey's Crossroads, Idylwood, West Falls Church, Lake Barcroft and Pimmit Hills are Fairfax County, so Land Development Services applies instead. Call City Code Administration at 703-248-5080 with your street address to settle it.

Can I replace a single-family roof in the City without a permit?

The City's permit pages say a single-family owner can, as long as rafters or a major portion of the decking are not being replaced, and that framing work needs a permit. The pages do not define a major portion, so describe your decking to Code Administration before work starts.

Does a roof leak repair need a permit if I live outside the City?

County guidance lists roof repairs and chimney repairs as permit items, while replacement of roof shingles is not. Which one your job counts as depends on the scope, so we describe it in writing and confirm it with Land Development Services at 703-222-0801.

Why do townhouse roofs get extra attention here?

County guidance exempts a small amount of roof plywood unless the roof must be fire rated, as on townhomes. Cherry Hill Townhomes and Whittier Park are City townhouse communities. Check with your association as well.

Does the City's historic district mean I need approval for a new roof?

The district is an overlay across the whole City. Mandatory review applies to demolishing or moving protected structures, and for alterations the Historic Architectural Review Board makes recommendations only. Roofing is not mentioned on the board's page, so if your house predates 1910, ask Code Administration.

Is East Falls Church or West Falls Church part of the City?

Neither is. East Falls Church station is in Arlington County and West Falls Church station is in Fairfax County. A home near either one may follow county rules, so confirm your parcel before assuming the City office applies.

What is the difference between City and county design loads for my roof?

Fairfax County posts a 25 psf ground snow load and a 115 mph ultimate wind speed for county permitting. For a City address, ask Code Administration which wind speed applies.

Who do I call when a tree limb lands on my roof?

Call your insurer if you plan a claim, and cover the opening if it is safe to do so. Then book a phone consultation so we can talk through what to document. Our insurance claim help page lists the steps. We do not remove trees.
