What we do here

Roof repair and replacement for McLean homeowners

If you searched for roofers in McLean, VA, you probably have one of two problems. Either water is getting in somewhere specific, or the whole roof is wearing out and you want to know whether another patch is worth paying for.

For the first problem, roof repair for McLean homes starts with locating the entry point: a chimney surround, a valley, a plumbing vent boot or a run of lifted shingles. A stain on a ceiling is rarely directly under the opening, so tracing it matters more than covering it.

For the second, roof replacement in McLean is written as a full scope covering tear-off, deck checks, flashing, ventilation and haul-away. McLean has many detached houses, and most of them carry asphalt shingle roofing or a similar sloped covering. Our roofing materials compared page lays out the choices if you want to change material.

Who reviews roof work

Who reviews a roof job in McLean when there is no town government?

McLean is an unincorporated community inside Fairfax County, so the county is the only building office that matters.

Fairfax County is the building official

Fairfax County Land Development Services handles building permits for McLean addresses. There is no separate McLean permit counter, and neither the McLean Citizens Association nor the McLean Community Center approves roofs.

The scope decides the paperwork

The county lists replacing roof shingles among jobs that need no residential building permit, while roof repairs and chimney repairs sit on the permit list. A repair and a re-roof on the same house can therefore follow different paths.

Two extra points can change the answer. County guidance says a small amount of replacement roof plywood, under 256 square feet, is exempt unless the roof must be fire rated, and townhouse roofs often must be. State code also lets a building official ask for a permit on a re-roof inside a locally designated historic district. Because those details depend on your parcel and scope, the county has the last word, and we put the scope we confirmed into your written plan.

Addresses and boundaries

Is my McLean mailing address really McLean, and what is Langley Fork?

The address on your mail and the line on the county map do not always agree.

McLean addresses that sit in Tysons

The Silver Line McLean station, at 1824 Dolley Madison Boulevard, carries a McLean address yet stands in Tysons, about two miles west of downtown McLean. Old Meadow Road is another McLean mailing address on the Tysons side. Tysons is a separate Census place with far more apartments and condominiums than McLean proper, so its roofs are a different job.

Langley Fork Historic Overlay District

The county's only historic overlay in McLean is Langley Fork, a small crossroads village where Georgetown Pike meets Chain Bridge Road. Its Architectural Review Board reviews exterior alterations to contributing buildings. Hickory Hill, at 1147 Chain Bridge Road, is one contributing property, and the district boundary is shown on a county map, so check your parcel there.

Whatever the mailing city, a parcel in unincorporated Fairfax County answers to the same building office. Properties inside the Town of Vienna, the Town of Herndon or the City of Falls Church answer to local offices as well, so read our pages for Vienna, Herndon and Falls Church if your house is close to a boundary. West of McLean along Georgetown Pike lies Great Falls, which also falls under the county.

The housing stock

What kinds of homes does a McLean roof cover?

Census counts describe the buildings, not the roofs on top of them.

80.5% detached houses

Of 17,833 housing units in the McLean Census place, 14,358 are detached, and about 9.8% are attached townhouses. Only 8.4% sit in buildings of 50 or more units.

Median build year 1977

38.6% of units date from before 1970, yet 22.4% went up from 2000 onward, so McLean mixes mid-century homes with newer builds and rebuilds.

86.1% owner-occupied

Most households own the roof overhead, so the decision about repair or replacement rests with the person living under it.

Figures come from the Census Bureau American Community Survey 2020 to 2024 estimates for the McLean place. Two houses on the same street can need very different work, since a 1960s roof may already have been replaced once and a 2010s house may still carry its first covering. That is why we describe condition from the roof itself, not from a neighborhood or a build year. Ask the written plan to spell out fastening and underlayment, since the county's posted snow and wind design values are county-wide permitting numbers, not readings for one McLean street.

How a job runs

What happens after a McLean homeowner calls?

Five steps, each tied to something you can ask to see.

1. Phone call

A free 15-minute call to describe the leak, the worn area or the age of the roof and decide what to do next.

2. Roof visit

Someone comes to the house at a time you set, records what can be seen and notes what cannot be reached.

3. Written scope

The repair area or full system, removal, a deck allowance, flashing, venting, haul-away, exclusions, and how hidden rot is priced and approved.

4. The work

Carried out to the scope, after the county or your HOA questions have been settled.

5. Closeout documents

Paperwork that matches what actually went onto the roof.

Not sure whether to repair or replace? A roof inspection gives you the facts first.

Storms and trees

What do recent storms tell McLean homeowners?

Reports from recent storms describe outages and fallen trees in McLean, and they do not count damaged roofs. Overnight on September 3 and 4, 2026, gusts reached 69 mph around Tysons and more than 16,000 Fairfax County customers lost power. FFXnow reported downed trees blocking Kirby Road at Autumn Chase Lane and Douglas Drive at Benjamin Street in McLean. A line of thunderstorms on June 12, 2026 also brought warnings of gusts up to 70 mph and outages for more than 21,200 Dominion customers.

Neither report says a roof failed, so treat them as a reason to look rather than a diagnosis. After a strong wind, walk the yard and look for lifted or missing shingles, limbs resting on the roof and debris packed into valleys. If you find damage, read our guide to storm damage roofing and our roof insurance claim help before you speak with your insurer.

“When some parts of my roof was damaged last winter, I had called another company. They said they would come by and email an estimate to me within a week. I waited for two weeks and never heard back.”

FAQ

McLean roofing questions

Does McLean have its own permit office or design review board?

No. McLean is an unincorporated part of Fairfax County, so Fairfax County Land Development Services is the building official, reachable at 703-222-0801. The only county design review that touches McLean is the Architectural Review Board for Historic Overlay Districts such as Langley Fork.

Is the McLean Citizens Association involved in a roof replacement?

It is a volunteer civic association that comments on zoning and land-use applications to the county. It is not a homeowners association and does not approve roofs. If your neighborhood has an HOA or architectural committee, ask that group about colors and materials before ordering.

My address says McLean but I live near Tysons. Does that change anything?

The roof rules follow the parcel, and unincorporated Tysons also uses Fairfax County. What changes is the building type: Tysons has many more large multi-unit buildings than McLean proper, so ask about the kind of roof you actually have when you call.

Do I need a permit to replace shingles on a McLean house?

County guidance lists shingle replacement as work that does not need a residential building permit, but roof repairs and chimney repairs are on the permit list. Fire-rated townhouse decking and a historic district can also bring a permit. Call the county with your scope before work starts.

Does a roof near Georgetown Pike or Chain Bridge Road fall under historic review?

Only parcels inside the Langley Fork Historic Overlay District do. It is a small crossroads village where those two roads meet, and the boundary is shown on a county map. Call the Architectural Review Board at 703-324-1380 with your address before you choose materials.

McLean has older homes and newer rebuilds. How should that affect my decision?

Build year alone is a weak guide. The Census data shows a median build year of 1977, with 38.6% of units from before 1970 and 22.4% from 2000 on, but it gives no roof age. Judge a roof by granule loss, curling, flashing wear, deck condition and how many spots leak.

Should I repair a leak near my chimney or replace the roof?

If the chimney flashing is the only failed part and the shingles around it are sound, a targeted repair can make sense. If shingles elsewhere are curling or leaking too, repairs may only chase the next leak. Describe what you see on the phone consultation and we will talk it through.

Will a roofer remove a tree branch hanging over my McLean roof?

We do not remove trees. Hire a tree service for limbs over the roof, and check with Fairfax County about any tree rules that apply to your lot. Once the limb is gone, we can inspect the shingles and flashing it was touching.
