Which shingle type is right for a house? Architectural (laminated) shingles are built in multiple layers that give the roof a dimensional look. 3-tab shingles are a single layer with a flat profile. Many asphalt shingles use a fiberglass mat, so "fiberglass" and "asphalt" often describe the same shingle.

Do not treat all architectural shingles as identical. Name the product line, the color and the required accessories in the scope, compare the written warranty and ask how a later repair would match the existing shingles.

When is metal worth considering, and what is the catch?

When metal is worth considering

"Metal roof" covers different panel designs. Standing seam panels hide their fasteners, while exposed-fastener panels are screwed through the surface, so they are not the same assembly at a different price. Ask about the panel profile, attachment, allowance for movement, flashing and the approved minimum slope for the product.

TPO

A thermoplastic membrane whose seams are heat welded. Confirm the specification, attachment, insulation and drainage details.

EPDM

A synthetic rubber membrane. Seams and accessories depend on the system, so confirm compatibility and the repair history of the roof.

PVC

A thermoplastic membrane with heat-welded seams. Ask about the building's exposures, such as grease or chemicals, and the approved details.

The membrane name does not define the insulation, cover board, attachment, drainage or warranty. Ask for the specific system, not the family name, and do not swap in a generic patch because two membranes look alike.

Approvals

Do HOA rules or a historic district limit my choice?

They can. Confirm before you order materials.

  • The Virginia Uniform Statewide Building Code lets a locality require a permit for replacement roofing in a historic district.
  • In the Town of Vienna, properties in the Windover Heights Historic District need a Certificate of Appropriateness from the Board of Review for exterior changes that are not repair or replacement in kind. Fairfax County is the building official for Vienna.
  • Fairfax County lists replacement of shingles as work that does not need a permit. A change of material can be different.
  • Your homeowner association applies its own rules.
